The location is derived from the subdivision of an existing larger site of the owner’s former residence. Nestled between the former residence and ancillary roadway the site presented an implausible development opportunity hindered by the sites; steepness, poor building access, difficult soil conditions, existing council infrastructure and the need to meet the strict regulatory requirements of a physically small allowable building footprint. The owner’s requirements were for solar passive and modern residence and family home that also took advantage of the magnificent views of the river Derwent and D’Entrecasteaux Channel yet sheltered the occupant from the close proximity of traffic noise.
The residence spans over three levels with only the uppermost apparent from street and entry level. Driveway and entry access to the residence is via a connecting concrete and steel bridge that spans council land. At entry the residence is purposely private and devoid of windows and unnecessary openings with internal planning maximising potential for privacy.
The sense of privacy is further enhanced by the use of specially selected noise cancelling rubber membrane insulated wall construction throughout
